Lawyer recommendation for Landlord

Hello, my family and I have been renting out our home in the East Bay for the last couple of years. Our current tenant has requested to sublease the house while they take an extended leave of absence. I'm looking for recommendations on a lawyer who can help us make sure that steps are taken to protect our rights if we allow this. I've done a fair amount of research but it seems that most lawyers specialize in tenant rights/evictions which I can imagine is a much bigger issue. I'm looking for one that also works with landlords to make sure things are done correctly before any issues come up.

You are prudent to talk to a lawyer. As you know our city supports the tenants with several free legal services, including the Rent Board which frowns on assisting property owners. Please call one or more of the lawyers listed on the website of the Berkeley Property Owners Assn. They understand the risks of being a property owner in Berkeley.
